Probate investing can be a great way to find deals, provided you have the right list, and marketing strategy to execute your probate investing game plan.
Probate investing success revolves around implementing a multiple touch strategy, you must be prepared to mail your prospects at-least 5 – 7 times, or until the property is no longer available.
This type of consistency is essential to running a successful marketing campaign. Remember 85% of closed deals, will come as a result of multiple touches. In other words, the money is in the follow up.
Not just with Probate, but all your marketing campaigns should have an effective follow up process associated with it.
Initial Marketing Piece: Yellow Letter
Week 1: Call seller, text seller email seller,
Week 4: send out 2nd follow up – Postcard
Week 8: send out 3rd follow up – Postcard
Week 12: send out 4th follow up – Lumpy Mail Piece – High Profit Deals
Week 16: send out 5th Follow up – Postcard
More often then not, I’m going to start my direct mail letter campaigns as a yellow letter type campaign, unless I’m doing a shotgun marketing approach, then I’m more likely to start the campaign of with a postcard.
When I’m marketing to the higher price houses, 500K or above, I’m mainly using a professional type letter with company letter head and all.
